What You Need to Know About Buying for Schools

Homeowner Highlights

Welcome back to our How to Find the Perfect Home for You and Your Budget series, where we’re diving into the nitty-gritty of making your dream home a reality without blowing your budget. This week, we’re tackling a biggie: buying for schools. Whether it’s a top priority or not even on your radar, let’s break it down.

Buying a home for schools

Why “Buying for Schools” Matters — Or Doesn’t

For some folks, finding a home in a top-notch school district is non-negotiable. Maybe you’ve got little ones ready to start kindergarten, or you’re eyeing a move because your current high school just isn’t cutting it. For others, schools might not even make it onto the radar—especially if you’re past the school years or don’t plan on kids at all.

Here’s the deal: Homes in great school districts tend to hold (or even increase) their value better than those in less sought-after areas. That’s great news for resale down the line, but it also means you might pay a premium upfront. So, if schools are a “must-have” on your home-buying checklist, buckle up for potentially higher prices and competition.

But if schools don’t matter to you, feel free to focus on other criteria that will make your next home the perfect fit. Don’t feel pressured to buy in a specific district just because someone says it’s a “good investment.” Your priorities are what count most.

When “Good Schools” Are a Must-Have

If you’re planning to have school-aged kids while living in your new home, or if your little ones will be heading off to school soon, then school districts should definitely be on your radar. Think long-term: will the local schools meet your needs as your kids grow? What about when they hit high school? It’s all about future-proofing your investment in your home and your kids’ education.

When You Can Skip the “Good Schools” Criteria

On the other hand, if you’re done with the school years or don’t plan on having kids, you’ve got the green light to let go of the “good schools” criteria. It’s a huge relief to not have to worry about school boundaries, especially when it means you might find a bigger or better home in a less expensive area.

Steps for Buying with Schools in Mind

If you’re ready to dive into the school district maze, here’s a checklist to get you started:

  1. Know What I Can and Can’t Say: I’d love to dish on the best schools around, but fair housing laws keep me from giving my opinion on schools or districts. But don’t worry, that’s why we have Google, right?
  2. Do Your Research: Start with websites like GreatSchools.org or SchoolDigger.com. But remember, online ratings only tell part of the story. Chat with neighbors, visit schools, meet with teachers, and get a feel for the environment. Every family is different—what works for one might not work for another.
  3. Understand School Boundaries: Double-check school boundaries before you fall in love with a home. The closest school might not be the one your kids are zoned for, and boundaries can change. Call the school administration to verify.
  4. Explore All Options: Public schools aren’t your only choice. Look into magnet schools, charter schools, and even private or religious schools. Northern Colorado has a variety of educational options that might be a perfect fit for your family.
  5. Prepare for Higher Costs: If you’re set on a specific school district, be ready to face higher home prices and possibly higher property taxes. But hey, the upside is these homes tend to hold their value and can be easier to sell.
