Meet with a Realtor®
The first step to buy a home is to find a Realtor® to represent you throughout the process (I hope it’s me!) Your Realtor® will be your guide from beginning to end. You’ll be spending a lot of time with this person, so make sure it’s someone you know, like, and trust!
The Buyer’s Advantage
Did you know that, when you buy a home, the seller typically pays your agent’s commission? So having a buyer’s agent means you get a pro in your corner at no cost to you!
When you buy a home, it’s important to get a full pre-approval from a mortgage lender. You will need to turn in bank statements, W-2s, pay stubs, and pull credit in order to get a pre-approval. Don’t have a lender in mind? Let me connect you with some of the rock-star lenders that I’ve worked with!
Search For Homes
Now it’s time to start looking at homes! Like most things these days, your search will begin online. Once you find some homes online that check your most of your boxes, I’ll be able to set up in-person showings! Your first showing is kind of like a first date between you and the house. You get to take a look and see if the house with fit your needs. If not, you can move on! If you like it, then I can help you with next steps.

The Portal – MySite
If you’re searching for homes, you have likely been looking at sites like Zillow and Realtor.com. But now that we’re working together, I’ll be able to give you access to much better information! Most public facing sites (like the ones you’ve probably been using), don’t always have the most updated information. But once we start working together, I’ll create a MySite portal login for you so you can instantly receive the most up-to-date info from our Northern Colorado MLS! Want to learn more about this? Make An Offer
So, you’ve found a home that you LOVE! Now it’s time to sit down with me and discuss an offer. When building an offer, it’s important to consider your offer price as well as other terms (such a dates and deadlines). One thing that sets me apart from other agents is that I open communication with the listing agent early on. When we write an offer, I’ll bring important information to the table that will make your offer more appealing to sellers. I’ll negotiate with the listing agent to get you under contract at the best price
Once you are under contract, there are many dates and deadlines along the way to help confirm that this is the right house for you. The first task is to drop off your earnest money. Think of earnest money as a deposit on your home. Once you close on your house, this money will be applied to your down payment.
After you go under contract, you will need to get a home inspection. Home inspections typically cost between $400-$800 (depending on the different inspection options you choose). The home inspection is your chance to confirm the condition of the property. If you don’t know a home inspector, you’re in luck! I have a list of great, local home inspectors who can help answer all your inspection questions.

If you are using a mortgage to buy your home, your lender will order an appraisal. Appraisals are just the banks way of verifying the value of your home.
Congratulations! You made it to the closing table! The title company will handle the closing and transfer the property to your name. This is when you will bring the rest of the funds for your down payment and closing costs.
